In Australia REITs are required to distribute at least 90% of their taxable income to investors in the form of dividends. This makes them an attractive option for income-oriented investors.

How to Invest in REITs in Australia

There are three primary ways to invest in Australian REITs:

  1. Purchase shares of companies directly on the Australian Stock Exchange (ASX) using a broker.
  2. Purchase shares of ETFs that hold Australian real estate companies.
  3. Buy into a fund (hedge fund) that invests in real estate.

How are Australia REIT Dividends Taxed at the Shareholder?

In Australia dividends received by unit holders from REITs are taxed as regular income at the individual unit holder’s marginal tax rate. This means that the tax on the dividends is calculated based on the unit holder’s total income which as are as follows:

  • 0% on the first $18,200 of taxable income
  • 19% on taxable income between $18,201 and $37,000
  • 32.5% on taxable income between $37,001 and $90,000
  • 37% on taxable income between $90,001 and $180,000
  • 45% on taxable income over $180,000

Franking credits, also known as imputation credits, are a factor in the calculation of the dividend tax offset. A company may choose to pay a dividend to shareholders that is fully franked, which means that the company has paid corporate tax on the profits used to pay the dividend, and the shareholder can claim a credit for that tax paid.

For example, if a unit holder receives $10,000 in fully franked dividends from a REIT and has a taxable income of $50,000, they would be in the 32.5% tax bracket. The franking credit would be $3,250 (30% of $10,000). The grossed-up dividends would be $13,250 ($10,000 + $3,250). With the dividends tax offset, the unit holder would be eligible for a 30% offset on the grossed-up dividends, which would reduce the tax on the dividends to $928.25
